Letting a property with Lawlors
If you are new to letting a property, we understand it can seem daunting. Rest assured, we’ve been helping tenants find their ideal property since 1993 and we pride ourselves on making it as smooth a process as possible.
The first step is to contact us to let us know what your letting needs are; what area do you want to be in? what services and amenities are you looking for? what type of property do you want? how long are you looking to rent for?
We have a thorough knowledge of the local area and all our properties so we will be able to quickly provide you with suitable matches.

Our dealings with Lawlors Chigwell and all of their staff have been fantastic. They have always been professional but friendly to deal with and they produced an excellent quality brochure of our house to help aid the sale. Frankie has been exceptionally helpful, with the right balance of professionalism and friendliness, in the sale of our property. There have been issues as we are overseas, and so have both time and distance constraints, and are unable to visit the property to take meter readings, etc., have an unusual house that didn't seem to appeal to many people, and lost our first buyer just before exchanging contracts, and in all cases, Frankie has stepped up to help without delay, and finally found another buyer who exchanged and completed quickly and without any issues. In addition, Tracy has always stepped in to help when Frankie was not able to/out of the office, so thank you to you both (& Lawlors)!

Both Cameron and Chris provided an amazing service. We purchased a house from them, and we would definitely sell through them if the time ever comes.
We asked to view the house again before the sale went through, so that we could measure it up and decide on layout and furniture. Chris brought along a tape measure (we had also brought along our own), which is only one example of the exceptional service that we received.
Both of the agents were extremely thorough, and kept us informed throughout the process. Additionally, they were very patient when we encountered issues.

I have used Lawlors to both sell my 4 bed house and they found me my new purchase property too! Managet Chris went out of his way to find us as property which fitted all our requirements and was everything we wanted from a house.
The marketing was excellent and viewing on our home we’re well managed and all done by Lawlors

You are advised not to instruct a contractor directly except in the event of a genuine emergency, as the landlord may not agree with other reasons for a call out and therefore the liability to pay the contractor may remain with you. For the avoidance of doubt we would define an emergency as serious maintenance matters that endanger health or safety.

For concerns over a water leak on the mains water please contact Affinity Water initially on 0845 888 5888. The supplier may differ depending on where you live.
If your landlord has a Home Care agreement, please contact the company providing this. The most common providers are:

For Lawlors managed properties
The Property Management Department is open Monday to Friday, 9am to 6pm and Saturday 9am to 5pm.
Outside of these hours you can send us a maintenance report via our fixflow reporting system FIXFLO We will then respond to this as soon as we return to the office.

Please call your landlord directly or any emergency number they have provided. If you are unable to contact them:

If you have an internal water leak, please try to locate your stopcock and then call an emergency plumber.
